Design of the development evolved over a period of nearly 20 years, through many meetings with surrounding property owners and the City of Canby. The ultimate Master Plan for the 31-acre site was approved in 2007, with four phases to include 110 lots and a neighborhood park. Lot sizes are generous and the park provides a centralized open space to complement the development.

Lot sales are dedicated exclusively to future homeowners desiring to bring their builder and custom home plans to the project.   The vision is to bring custom designs and the home- owner's builders to create the project where they would ultimately live.   The improvements follow a traditional subdivision design without a Homeowners Association and associated fees, but with restrictions that provide peace of mind that comes from knowing every home built will fit into the overall vision for the subdivision.  This type of large scale development with the freedom to bring in unique designs and builders is not available anywhere else in Canby.

Phase I, which was constructed in 2008, consists of 41 home sites and a 2-acre recreation park. Phase II was opened in 2015 and includes an additional 33 home sites, with additional park area along a boulevard street connecting Phase I to a new 10th Avenue. Construction will begin on 21 lots for Phase 3 in the spring of 2017, with lots available by mid-summer.
